I would like to thank all those who have placed their trust in my company in the past. Since opening this business in 1992, I have strived to live up to a high standard of business and personal practices to earn and keep your trust, and always do my best to accommodate everyone’s needs and requests and have enjoyed doing so. In this past year, the number of requests for inspections where no work is actually required has increased to the point to where I am no longer able to accommodate them in a timely manner. Many of these calls are from buyers or sellers who only need a cost for contract negotiations with no actual intent of having the work done, if any work is even required, and to save on the cost of a Home Inspector. We are also experiencing a large increase in referrals from Home Inspectors, Realtors, appraisers and mortgage companies needing opinions due to increased liability. I do not perform complete home, structural, or foundation inspections. I only inspect specific problem areas or concerns and provide an honest opinion with a cost for repair, or letter if no repair is recommended at the time. I inspected 940 homes in 2006 but only submitted written proposals on 501, which many of these did not require repairs but were for budget purposes. We repair on average 120 to 150 homes a year.

In addition, since I have become aware that my proposals and letters are being forwarded to facilitate the buying and selling of houses, it is necessary to warn everyone receiving this paperwork of the limited scope involved. Proposals, letters, or verbal comments are based on a simple visual inspection and is an opinion only. It does not offer any guarantee or warranty, either expressed or implied, as to the condition and continued performance of the inspected items unless repairs are performed by us. We are not responsible for defects in adjacent or other sections of the structure or knowledge of subsurface conditions.
